Maxell Site, Apley, Telford – Residential Development
J-Ross Developments Ltd successfully gained a resolution to grant planning permission for a mixed use residential development comprising 540 dwellings, a local centre and associated facilities at Apley in Telford.
J-Ross Developments has been working with Telford and Wrekin Council and other local stakeholder groups since 2012 to bring forward a high quality planning submission for the site.
A well-attended public exhibition was held at Leegomery Community Centre to understand local needs and concerns, and how these can be best addressed within the proposal. Comments received were taken on board, and submission of the Outline Planning Application took place.
The outline proposals provided for a residential development comprising of 540 dwellings to include affordable housing provisions, as well as healthcare and retail amenities, on a net developable area of 18.9 hectares. As part of the scheme some 5 hectares of public open space was proposed together with green infrastructure for the local community. The proposals also provided appropriate mitigation and support for the important Apley wood area, which adjoins the site.
Outside of the site J-Ross Developments propose to facilitate improved highway works to alleviate extra traffic generated by the new development. In addition to this a S106 agreement will be entered into which includes provisions for affordable housing, local school, local transport and general highway improvements.
