J-Ross Developments Ltd has secured detailed planning permission for 12 new homes to be constructed at its Spoonley Farm in Llansantffraid.

JRoss Developments ltd has worked together with the local authority to secure planning permission for 12 high quality new homes, as part of the developer’s existing site in Llansantffraid. Threeof the new homes will be delivered for the Welsh Housing Partnership, and managed by Cymdeithas Tai Clwyd.

Camilla Pickstock of Pickstock Homes welcomed the next phase of development at Spoonley Farm, stating “the planning permission for 12 new homes will provide a range of 2, 3 and 4 bedroomed accommodation, including 2 new bungalows, to meet the demand for high quality housing in the village.”

Nick Scott, Chief Executive of J-Ross Developments Ltd said “ we are looking forward to this next phase of development” and added “we intend to commence construction immediately on site and hope to deliver the first 5 dwellings, which includes three for the Welsh Housing Partnership, before the autumn of this year.”

The new houses will be located on the Spoonley Farm site the first phase of which J-Ross Development ltd and Pickstock Homes completed 4 years ago. The original residential development comprised 70 homes and included the reconstruction of the village shop and petrol station. The Spoonley Farm site recently won the new housing award in the Powys Building Control Excellence Awards 2013.

J-Ross Developments Ltd has carefully designed the new dwellings to ensure that they respect the character of the site and its surrounding areas. Materials have been chosen to match the existing houses and a planting scheme will be in place to make sure that the development blends in with the surrounding rural area.

The new site will see a mixture of 2,3,4 bedroom homes which will be available to purchase off-plan from Pickstock Homes and will all meet the Code for Sustainable Homes Level 3.
